There are long-term impacts on Beverly Hills residents if the Beverly Hills Town Centre Master Plan is adopted by Georges River Council in its present form.

The Beverly Hills Town Centre Master Plan was put on public exhibition by Georges River Council in September 2020 during the Covid-19 pandemic, meaning there has been an inadequate opportunity for extensive community consultation.

At the Monday 26th, July 2021 Council meeting the Beverly Hills Master Plan was recommended for adoption, but thankfully it was instead deferred to a Councillor workshop.

It is not too late to have your say. Residents of Beverly Hills must urgently write to Council with your feedback if you don’t support the full recommendations of the Master Plan, which will generate an additional 1,500 homes.

What are the plans?

Rezoning residential streets

Approx 70 properties are earmarked for rezoning to allow 3 and 4 storey units in the area bounded by Morgan Street, Lee Avenue down to Beresford Avenue. These streets are currently single storey post-war bungalows. This rezoning would change the face of Beverly Hills forever.

Acquisition of homes

7 properties are earmarked for compulsory acquisition in Frederick Street and the corner of Norfolk & Lee Ave for open space and a new civic plaza.

Another 5 properties in Hampden Street are earmarked for possible acquisition for future open space and/or public car parking.

6 properties are earmarked for acquisition to create a new public road (to be called East Street) at the rear of the King Georges Rd commercial properties that extends from Morgan Street down to Beresford Avenue. 

High rise developments - No immediate benefit to residents or businesses

The Master Plan states that its main objective is to revitalise the King Georges Road Shopping Centre, which most of the community would support. However the revitalisation comes at a huge community cost including major height increases (8-storeys on King Georges Rd) and expansion of the commercial area along Morgan St, Frederick and Norfolk Streets. However the proposed plan is forecast to take 20-30 years to be realised, with no guarantee that the plans will materialise as proposed. This means that there will be no immediate revitalisation to the shopping precinct or benefit to the community. 


Future unit expansion in residential areas

The Master Plan also identifies 3 additional residential areas for future investigation to increase densities. These 3 areas are:

  • East of Stoney Creek Road in part of King Georges Road and Cambridge Street.

  • Melvin Street North behind the Beverly Hills High School.

  • Small pocket of properties in Lowana Place behind King Georges Road.

Want to stop the Master Plan in its current form?

The Beverly Hills Landowners Association, which would comprise of the owners of the commercial properties along King Georges Rd, who stand to greatly benefit from the proposed upzoning, are strongly advocating Council to adopt this Master Plan. Residents need to also speak up if they wish to be heard.

You must urgently write to Councillors and Council to tell them your concerns so they can consider them in the upcoming Councillor Workshop.

The Beverley Hills Town Centre Master Plan needs further consultation with the community before it is adopted. Residents must write to Councillors with their concerns requesting further consultation.

REASONS TO INCLUDE IN YOUR OBJECTION TO COUNCILLORS

  • As a result of Covid-19 there has not been adequate community consultation (including face-to-face) on this Master Plan which will have lasting impacts on the suburb of Beverly Hills

  • The Georges River Local Government Area is already on track to meet the 2036 State Government Housing Targets, so the proposed rezoning of residential areas in this Master Plan is unnecessary.

  • A 20-30 year plan to revitalise a struggling shopping precinct will provide no immediate or short-term benefits to business owners (tenants of commercial properties).
